A commercial project is a revenue schedule wearing a construction schedule. Rent accrues, staff are hired, and opening dates get advertised before the first partition goes up. When permitting stalls or a trade no-shows, the cost is not measured in drywall — it is measured in weeks of closed doors.
We plan commercial work backwards from the date you need to operate. Permit submittal, long-lead equipment, inspection windows, and landlord approvals get mapped first, then the trades are sequenced against them. If the date is not achievable, we tell you during the bid — not in week six.
For occupied buildings we phase work after hours and on weekends, keep egress paths clear, and maintain dust and noise containment so neighboring tenants are not filing complaints with your landlord.
